Lopes Enjoy Imóveis ("Enjoy", "we") respects your privacy and is committed to protecting your personal data. This Policy describes how we collect, use, store and share information in compliance with Brazil's General Personal Data Protection Law (LGPD, Law 13.709/2018) and other applicable rules.

By using our site, you agree to the practices described in this document.

Brazil's data protection law is the LGPD (Lei Geral de Proteção de Dados, Law 13.709/2018). It works much like the GDPR: it gives you rights over your data and requires us to have a lawful basis for every use we make of it.

1. Who we are

Lopes Enjoy Imóveis — a brokerage established in Rio de Janeiro/RJ and registered under CRECI 7780J (the Brazilian real estate licensing board) — acts as the controller of the personal data collected through this site.

2. What data we collect

2.1 Data you give us

Interest and contact forms: name, phone/WhatsApp, email, an optional message and the property or properties you are interested in.
Financing form: the same data above, together with the simulation you ran (property price, down payment, term, monthly payment).
Direct contact: anything you tell us over WhatsApp, email or by phone.

2.2 Data collected automatically

Functional and referral cookies (described in full in section 7).
Browsing data: pages visited, time on page, properties viewed, filters applied, device, browser and approximate IP location (no precise geolocation).
Saved properties: stored locally in your browser (they never leave your device unless you submit a form).

3. What we use your data for

Answering your enquiry about a property — routing it to the agent in charge and contacting you by phone, WhatsApp or email.
Running financing simulations and forwarding them to our team of authorized bank correspondents.
Preserving agent attribution between partner agents when you reach the site through a referral link (`?ref=corretor`).
Improving our services through aggregated, anonymous analysis (with no individual identification).
Meeting legal obligations and responding to requests from the competent authorities.
Marketing (only with your consent) — showing you relevant properties and content in our own campaigns and on social media.

4. Legal basis for processing

Every processing activity rests on one of the legal bases set out in article 7 of the LGPD:

Consent (art. 7, I) — interest forms, analytics and marketing cookies.
Performance of a contract or preliminary steps toward one (art. 7, V) — when you express interest in buying or renting and we begin negotiating.
Compliance with a legal or regulatory obligation (art. 7, II) — tax, land registry and CRECI (real estate licensing board) obligations.
Legitimate interest (art. 7, IX) — partner agent attribution via cookie, fraud prevention, site security and continuous improvement.

5. Who we share it with

We share your data only with the third parties strictly necessary to provide the service:

Leadfy — our CRM and lead management platform (processor). It receives your name, phone, email and the property of interest so the enquiry can be routed to an agent.
Kenlo/Gaia — Enjoy's property management system (processor). It is the source of the listings in our catalogue and the destination of the commercial follow-up.
Authorized bank correspondents working with Enjoy — when you request a financing simulation or approval. We neither name nor recommend specific banks on this site.
Google Maps — to show the approximate location of a property (no personal data is exchanged).
YouTube — to play our institutional videos and property tours (subject to YouTube's own policy).
Google Analytics and Meta Ads — only if you consent to analytics/marketing cookies. The data is pseudonymized.
Cloudflare Turnstile — the anti-bot service from Cloudflare, Inc. used to protect our forms against automated submissions (spam, scraping bots and the like). When you submit a form, your browser exchanges a validation token with Cloudflare. That process may involve reading browser signals (user agent, interaction behavior, the presence of a cf_clearance cookie). Competent authorities — when required by law or by court order.

We do not sell or rent your personal data to third parties for their own commercial purposes.

6. Storage, security and retention

Data is stored on servers located in Brazil or in countries with an adequate level of data protection. We apply reasonable technical and organizational measures — access control, encryption in transit (HTTPS) and environment segregation — to protect it against unauthorized access, loss or alteration.

Retention periods:

Enquiry records: five years, for commercial accountability and to handle any later requests from you.
Anonymized browsing data: up to 14 months (the Google Analytics default).
Cookies: according to each cookie's own lifetime (up to 12 months for the consent cookie, 30 days for agent attribution).
Once the period ends, the data is anonymized or permanently deleted, unless a legal obligation requires us to keep it longer.

7. Cookies

Cookies are small files stored in your browser. We use four categories:

Essential (always on)

admin_session — administrator session (not applicable to visitors).
corretor_ref — partner agent attribution when you arrive through a ?ref=nome-do-corretor link. Lifetime: 30 days.
enjoy_consent — stores the choices you make on this screen. Lifetime: 12 months.

Functional (with consent)

favoritos (LocalStorage) — keeps your list of saved properties in your own browser. It is never sent to any external server unless you submit a form.

Analytics (with consent)

Google Analytics — anonymous, aggregated metrics about how the site is used.

Marketing (with consent)

Pixel Meta / Google Ads — used to show Enjoy campaigns to people who showed interest here (remarketing).

You can review and change your choice at any time using the “Manage cookies” link in the site footer, or in your own browser settings.

8. Your rights as a data subject

The LGPD guarantees you (art. 18):

Confirmation that your data is being processed.
Access to the data we hold about you.
Correction of data that is incomplete, inaccurate or out of date.
Anonymization, blocking or deletion of data that is unnecessary, excessive or processed in breach of the LGPD.
Portability of your data to another service provider, on express request.
Deletion of data processed on the basis of consent (except where the law requires us to keep it).
Information about the public and private entities we share your data with.
Withdrawal of consent, at any time.
Objection to processing carried out on the basis of legitimate interest.

9. How to exercise your rights

To exercise any of the rights above, or for clarification about how your data is processed, contact our Data Protection Officer (DPO). Writing in English is fine:

We reply within 15 business days of receiving the request, the period set by the LGPD.

You also have the right to complain to Brazil's data protection authority, the Autoridade Nacional de Proteção de Dados (ANPD) — at gov.br/anpd.

10. Children and adolescents

Our site is not directed at anyone under 18. We do not knowingly collect data from minors. If you become aware that we have, contact our DPO and we will delete it immediately.

11. Changes to this Policy

We may update this Policy from time to time. Material changes will be announced on the site and, where the LGPD requires it, we will ask for your consent again. The date of the latest revision appears at the top of this document.

12. Jurisdiction

The courts of the Judicial District of the City of Rio de Janeiro/RJ are elected to settle any matter arising from this Policy, without prejudice to the data subject's rights under the law.
